Is it necessary to hire a licensed roofing contractor to repair a roof leak? Given our current economic situation, it is understandable that one may choose a roofing contractor based on price.However when you need an emergency roof repair it is important to choose a licensed contractor for the following reasons:
 
1. A good roofing contractor will honor his work
2. A roofing contractor will know the proper way to do a roof repair and not do a "botch" job
3. Chances are if the problem occurs again you should be able to locate the roofing contractor

Roofing and Restoration...EPA rules
 
 
The Lead : Renovation, Repair and Painting rule which applies to homes built before 1978 is not without some controversy. Some say that this new rule does little to help the environment or homeowners and it is a clever way to extract more money from citizens. The National Association of Home Builders (NAHB) has joined forces with other housing industry groups to announce plans to file a lawsuit against the Environmental Protective Agency (EPA) for removing the "opt-out" provision from its Lead: Renovation,Repair and Painting Rule.
This "opt-out" provision ,which expired on July 6th , let homeowners/property owners allow contractors to to bypass the extra preparation and record keeping required in homes/propertites where there were no children under 6 years or pregnant women. This meant there would be no extra cost.
Regardless of the controversy the rule is in place and all Roofing and Restoration contractors must comply or face stiff fines.

Hiring a contractor (The right one)

This past year my company has had many request to correct the work of an unlicensed contractor and oftentimes the only correction that can be made is to redo the roofing or renovation project. I realize that in a tough economy the property owners' priority is to have as little out of pocket expense as possible. However what has happened is that the property owner is now paying twice for the same job. Here are  a few tips on hiring a contractor that  might save you money in the long run.

  1. ask a friend/realtor/doctor anyone you know for a refferal
  2. no luck there, then surf the net/yellow pages
  3. get three estimates and plan on spending an hour with each one, ask questions, find out about their company
  4. no, don't just go with the cheapest guy
  5. check the better business bureau
  6. check their with the state
  7. do they have insurance, of course thy do; ask for a copy , call the insurance company to verify
  8. references
  9. are they members of any trade associations?( this shows commitment) ,  do they take continuing education courses
  10. any special certifications?
  11. this is just my personal opinion , but are they well groomed, take pride in their appearance, chances are they will take pride in your project

Free Roofing and Remodel Estimates
 
 
When searching for  roofing estimates first check with friends and family for referrals . 
 
Set appointments with three roofing or remodel contractors ( if you see more than three contractors , it will be hard to do an apples to apples comparison and you may end up hiring a contractor based on price).
Check with the Better Business Bureau
Check the Contrator's license. www.myfloridalicense.com
Check the roofingor remodel contractor's insurance.
 
The Roofing or Remodel estimate should contain an exact price.
Should state the work that will be done ( make sure this is stated clearly and you understand exactly what work to be done .
Should state the materials to be used.
Should state the warranty period.
Should state payment terms ( typically 33% down).
Should have the contractor's license number and contact information

Do I need a new roof ?

 

  1. if you have multiple roof leaks
  2. if your roof is over 20 years old
  3. if you have shingles that are buckled or warped
  4. rusted or missing flashing that can lead to a leaky roof
  5. missing or damaged tiles or shingles which may expose the roof to water damage
  6. check gutters, see if there is any damage
  7. look inside your home for discolored plasterboard this will be a sign that you have a roof leak

Hiring a contractor

Last year we got so much business from clients who received a violation notice from thier city (because they hired an unlicensed contractor) and now had to  correct the work that was done by doing it with a permit. In most cases we had  to re-do the project , which caused the property owner to pay twice for the improvements. I know money is tight right know and every dollar counts, however to avoid penalties later, hire a licensed contractor.

  • ask friends/family/doctor/lawyer for a referral
  • still can't find anyone surf the net/yellow pages get three contractors
  • give yourself an hour with each: ask questions
  • are they licensed and insured ( don't just take their word)
  • how do they resolve disputes (  better business bureau membership is a plus)
  • Do they do continued education ( this shows commitment to their trade)
  • are they members of any association?
  • Referrals can they provide name and number
